How to begin?

Selling

  •      Fax, mail or deliver a copy of the real estate purchase contract and a copy of your owners title insurance policy to Guaranty Title. Call us to schedule your closing.
  •      Call our office to fill out a title insurance order. Be sure to give us the name of the individual or bank you are making payments to and loan number of the loans you will be paying off when you sell your home, as well as your social security number.
  •      If you will be using the services of a realtor or attorney, give us their name and number so that we can keep them informed of all details prior to closing.
  •      You must bring photo ID to closing, which must be government issued (state or federal).

We will then:

  •      Call your present mortgage holder and order your payoff.
  •      Perform the title search and prepare the title insurance commitment, sending copies to the buyer’s lender and representatives. We will also perform all the work necessary to prepare to transfer the title.
  •      Attend to any title problems and obtain your help in solving them, if necessary.
  •      Work with the buyer’s lender to prepare all closing documents to their specifications in order to ensure execution in a timely manner.
  •      Call the buyer or his representative and schedule the closing, then notify parties of time.
  •      After the closing we will make sure that all escrowed monies are distributed according to agreement.
  •      Record documents with the proper county office.
  •      All documents are returned to the lender.
  •      All final policies are prepared and delivered within 30days.

Refinance

  •      Choose Guaranty Title Company as your title company.
  •      Give us the name and loan number of the present loan or loans you will be paying off in this transaction.
  •      Order a survey (if required by your lender).
  •      Order a wood destroying insect report (if required by your lender).
  •      Give us the name and phone number of your homeowner’s insurance agent.
  •      Schedule your closing appointment by calling or emailing our office.
  •      You must bring photo ID to closing, which must be government issued (state or federal).

We will then:

  •      Call your present mortgage holder and order your payoff.
  •      Perform the title search and prepare the mortgage title insurance.
  •      Help you obtain whatever inspections your lender requires.
  •      Contact your homeowner’s insurance agent to give them the information they will need for closing.
  •      Call you before the closing to notify you of the exact amount you will need to bring to the closing in the form of a cashier’s check, wired funds or cash.

Buying

  •      Choose Guaranty Title Company as your title company.

  •      Provide information on property inspection to Guaranty Title Company, if ordered.
  •      Give us the name and number of your homeowner’s insurance agent.
  •      Schedule your closing appointment by calling or emailing our office.
  •      You must bring a photo ID to the closing, which must be government issued (state or federal).

We will then:

  •      Perform the title search and prepare the title insurance commitment and send it to you or your representative for inspection.
  •      Attend to any title problems that may need correction prior to closing, keeping you informed at all times.
  •      Contact your lender to obtain and comply with their instructions in preparing all documents in order to execute them in a timely manner. If necessary, we will overnight the documents to you if you cannot attend the closing.
  •      Contact your homeowner’s insurance agent to give them the information they will need for closing.
  •      Call you before the closing to notify you of any other documents you may need to bring with you and of the exact amount you will need to bring to the closing in the form of a cashier’s check, wired funds or cash.
